Single and 2 Storey Extension

Planning permission was sought and approved for this traditional single storey and 2 storey extension to a lovely cottage in Fradley Village, Staffordshire (near Lichfield), which is within the Green Belt.  It can be very difficult to obtain Planning Permission on Green Belt designated land as there are very strict planning policies aimed at protecting the Openness of the Green Belt.

Whilst these difficulties were overcome, the task to create something fitting was also a challenge as the cottage, which was originally 2 smaller houses knocked through into one, had a difficult layout that wasn’t very practical for daily family use.

Our brief was to increase the number of bedrooms as well as providing increased bathing facilities as these were quite small.  Additionally, our scope was to improve the ground and first floor layouts so that they were more family orientated and practical to use, whilst improving the natural light levels, plus of course making the best use of access to the fabulous garden and surroundings!

As with many properties like this one, the existing kitchen was relatively compact and there were small rooms sprawling off other rooms as the property had evolved over time through past owners.

The design and appearance of the property were of course right at the top of the priority list and we involved Lichfield District Council Planning Department at the very earliest possible stage so that we could identify their position and whether our initial proposals were appropriate or not.  Thankfully, after some negotiations and minor adjustments our proposals were accepted.

The extensions were built to a very high standard and our clients are delighted with the new spaces we’ve created and how well the building now functions.

They are embarking on Phase 2 now so watch this space for more improvements to this lovely property.
