The project normally begins with an informal visit to the site. This will allow us to get an idea of the client’s thoughts and goals.
We will present a portfolio of past and present projects and perhaps give examples of similar projects, which may demonstrate some or all of our client’s ideas and help with the progression of the scheme.
After our site visit, we will prepare a written quotation based upon this initial brief and will also outline some of the additional costs involved and advise of any that may arise.
Once we are appointed we will require a second site visit to carry out measurements of the building and/or site to enable us to determine the existing building and plot layout and if there are any constraints or further investigative works required.
If the site requires a topographical survey (levels, co-ordinates, contours etc) for example on new build developments, we will obtain quotations from several companies with this capability on behalf of the client.
Once we have prepared or obtained drawings indicating the existing site data, we will prepare initial sketch proposals for client consideration and agreement.
If planning permission is required we will submit a planning application and the project proposals to the local authority. In some instances we recommend that the draft proposals be sent to the local authority-planning department to obtain their initial reaction, particularly if the proposals are in a conservation area or involve a listed building.
If planning permission is successful, we will prepare detailed construction drawings accompanied by a detailed written specification and will submit these to the local authority building control department to seek building regulations approval.
It may be a requirement to employ other parties such as a Structural Engineer or Party Wall Surveyor at this stage. We will notify the client in any such instance of these requirements.
We are in constant contact with local builders and sub-contractors with regard to providing good quality local services at competitive rates and will happily pass on details of these contacts to our clients should they require additional help to locate the right company to help them achieve their goals.
We do not like to impose all of our services on our clients and so as an option we offer a tender and on site supervision service. This enables the customer to concentrate on the finished product and the more personal requirements leaving the technical issues and speaking with building contractors to us. As we also have an experienced eye, as well as a list of contractors it makes good sense that we stay involved to ensure the building is delivered as we envisage when we design it.
The process follows a simple tender procedure to a number of builders from our recommended list and we discuss the main elements of the construction with each builder. The result being a package of prices from all of the selected builders that we present to you and discuss our findings and of course our recommendations. Following the appointment of the selected builder we will continue to stay involved throughout the construction process visiting site at certain stages (to the client’s discretion). This process completes the link between our client and the builder but also most importantly gives our clients the re-assurance that the quality of the building construction is as it should be.

Modelling – We offer a modelling service for projects that require the design to be illustrated in the surroundings – this can be done in a simple ‘sketch’ form where a feasibility study and approach to the local authority is required or we can produce a more detailed illustration that will more accurately demonstrate the project proposals.
