New 3 Bedroom Detached House (£300,000)

The design brief for this project was unusual due to site conditions - the only position for a new property meant that the site couldn't accommodate a traditional front and rear garden but instead had two side gardens and a front garden.  This had a large impact on the outlook, position and orientation of rooms and subsequently the design of the front of the property.  The design needed the characheristics of a traditional style house whilst providing direct access to garden space and the brief also required a large kitchen/breakfast/family area, quite common with many households today as our lives are more and more family orientated, requiring an area the family can enjoy throughout the day.

Orientation of properties is essential but sometimes virtually impossible to change which is the case here.  The alternative approach is to make the best use of the sun path so that the property can benefit from maximum daylight and thermal gains through the solar path, hence the large glazed areas, bifold doors and roof lights.  This also gives the opportunity to be creative indoors where we have introduced a gallery landing space overlooking the family room for the moments where perhaps a little bit of quiet time is required.  The bi-fold doors are set flush with the patio areas to effectively extend the living space when the sun does make an appearance!

External works were also part of this project which included a separate detached double garage, access driveway and turning area.

The build time for this project was originally 32 weeks but was extended to 38 weeks in order to complete extra work not originally required.  The project was delivered on time and to a budget of £300,000.
